Assistant Engineering Manager Work DynamicsWhat this job involves:Understanding the AssetsTop-level skills in assessing the mechanical assets under Real Estate, which would be a part of the O&M scope is a non-negotiable prerequisite of this role. As the person in charge, you ll be responsible in developing the necessary maintenance policies and procedures for all assets, in consultation with the client focal.Likewise, part of your to-do list is to make sure that the asset maintenance plan, maintenance reference plan and roll on plan for all assets are available and regularly reviewed.Scope of workYou will be the go-to person for all concerns of RE mechanical assets. Maintaining the operational status of all the assets is very important part of your function.Also part of your scope is to ensure that the assets are included in the CMMS tool, their periodicity of PM is clearly defined and also the PM check list is updated. On top of handling this, you would have to have good connect with the users of the services provided by the mechanical assets, maintenance team and vendors, who support the equipment.Specific Scope is as under:-(a) To provide Engineering support to the Facilities Management team at assigned Facilities.(b) To manage a team of mechanical/ non electrical engineers in a fair, transparent and professional manner.(c) To ensure that team ensures timely and accurate completion of FM reports pertaining to assigned Facilities.(c) To ensure that the team adheres to planned maintenance schedule of assigned equipment and achieve excellence with highest standards and ensure energy conservation practices; Undertake audit of work done and identify opportunity for improvements.(d) Assist the Utilities Lead in managing M&E scope of the projects to ensure the quality and deliverables with in the stipulated time;(e) Assist in providing comprehensive facility, contract and procurement management for technical services to the client;(f) Achieve Key Performance Indicators and Service Level Agreements targets and also ensure that the inhouse vendors/ contractors are assessed for KPI, HSSE practices on a monthly basis through an open review.(g) Train the team on good engineering practices and make them dependable.(h) Follow client established procedures in tandem with JLL procedures to achieve excellence.(i) Demonstrate Leadership skills by getting the team together to ensure smooth work with great efficiency, guiding them to overcome difficult situations at work and show them the right path in maintenance management best practices.(j) Maintain a close liaison with the Utilities Lead in submitting all relevant documents, both statutory and mandatory (like service reports of OEM post AMC), getting approval for renewed/ changed procedures/ procurement of spares/ conclusion of maintenance contracts.(k) Review the 52 week PPM calendar every year for its robustness, veracity and efficiency. Thereafter, get the client to approve the changes on a mutually agreed terms.Sound like you To apply you need to be:Skilled on the jobYou should be a Mechanical Engineer from a reputed institute with at least 5 years of working experience in Building Management/ Industry handling mechanical equipment like chillers, RO plant, Water treatment Plant, Sewage Treatment Plant, Downstream AC equipment, pumps, heaters, etc. You should be a dynamic person, capable of managing a large team of engineers and technicians, who would look upto you for any support.
