Job Description

To Ensure the Client Service Satisfaction Level.Meeting all statuary & regulatory requirements at site.Liaisoning with client, officials & govt. body to perform CMS services at site.Duties & Responsibilities Ensure that all the services provided by CMS (i.e. M&E, Security, House Keeping) are running smoothly to the entire satisfaction of the client & CMS.Attendance & Leave Management of all staff under CMS.Send monthly - verified attendance - statement to CMS - HO for salary processing of staff.Follow monthly billing process & send all bills to HO as specified.Ensure effective material management. Ensure optimum utilization of resources through careful and meticulous planning of operation and maintenance activities.Ensure inventory is always maintained at site to meet any urgent requirements for normal defects and for PPM (Planned Preventive Maintenance).If required Obtain quotations and prepare comparative statements & get approval of work from client / CMS.Vendor Management, processing of their bills to Area Manager for payments.Update & monitor maintenance schedule, timely completion of routines maintenance (Daily, Weekly), CMS Asset management, and tracking of AMCs, if any.Liaison and co - ordinate with the Supervisor of all departments to get the work done as per requirements and ensure that timely execution of assigned task take place by them.Direct all the supervisors to ensure that their work place, respective machinery, equipments, uniforms of all personnel, stores etc. remains always neat and clean with good Hygiene.Checking of the tool inventory of mechanical & electrical (M&E) staff by monitoring regularly and at random.To ensure that all the requirements (as per agreement / SLA s) of clients / occupants / owners, are fulfilling on day - to - day basis, without hampering their working style.Ensure that prior to shut down of any kind of facility (i.e. power interruption, A / c., water supply, lifts, fire system, civil repairs etc.) occupier / client are intimated well in advance for their consent / approval.Ensure that departmental circular / instructions / various policy letters etc. issued by FM / HO is followed strictly by concerning staff.To ensure that all the personnel of all departments are quite familiar with the building layout plans, Area wise, Floor wise and its fire fighting and sprinkler systems, apart from their respective departments.Ensure that work permits to all the contractors / vendors are issued by the concerning department Head. Simultaneously ensuring that keys are issued to them of respective work area through proper channel making entry in key register book.Availability of utilities, House keeping & Security personnel as per LOI / SLA.Maintain & ensure discipline, high morale of staff working under him by looking their welfare through the agencies concerned. (ECPL / outsourced)Keep Area Manager up date by giving feed backs on all above points for smooth running of site / Facility.Ensure all House Keeping s Equipments are functional, as well as utilization of the same in respective areas and keep in touch with their persons regarding any shortcomings about their operation thereby solving the same to achieve the required target.Prepare & Send weekly / fortnightly / periodically reports (MIS) to client / HO.Ensure that further cost cutting measures are instituted without effecting services through a careful and studied analysis if recorded data on quarterly basis.Will undertake other tasks assigned by the CMS operation head.Employee Specification & Key Competencies Good at Man Management & Customer HandlingExcellent people management skills and ability to interact with range ofKnowledge of labor welfare, EHS & Occupational Safety requirementsStrong PC literacy and ability to manage daily activities using various Systems.Demonstrated experience with continuous improvement initiatives, highly desirable, Demonstrated experience with client reporting and preparation & forwarding MIS as required.,
