Job Description

8 to 15 years of experience in the Real Estate Industry/ Building Construction Skill Set & Knowledge MS Office, MS Projects, MIS Should have complete knowledge of the Purchase, general contract, trade contract and subcontract documents 1. Develop and update written purchasing policies and procedures. 2. Explain and interpret policies and procedures to the team members and other associates; enforce compliance with management adopted purchasing policies. 3. Prepare internal specifications and serve in an advisory capacity in obtaining specifications, gathering multiple quotations, analyzing delivery terms and costs and recommend substitute materials where possible for savings or improvement in delivery. 4. Indentify vendor and maintains vendor master. Solicits multiple quotes; prepare comparative summaries. 5. Meets with vendors/ suppliers to negotiate improved pricing, product quality, and delivery terms towards best purchase package and recommends for awarding purchase/ work order or service order. 6.Formalize Procurement plans for all projects at the preconstruction stage itself 7. Responsible for the preparation and process purchase orders/ work orders/ service order and document it in accordance with company policies and procedures. 8. Review purchase/ work orders for conformance to the budget/ management approvals before issuance. 9. Monitor and co- ordinate deliveries of items between vendors/ suppliers/ service providers to ensure that all items/ works/ delivery on time. 10. Visit site stores/ contractorrsquos stores and reconcile physical stocks with books and ensure all receipts and issuance records on time. 11. Plan and manage inventory levels of all operational materials source for suppliers or contractors when the need arises. 12. Maintain complete updated records/ data and pricing in the system. Prepare MIS/ Reports and summarize data as and when required. ,
