Job Description

*Provide building and office management services for economy of operation and maximum usage of facilities and equipment. Work with external vendors to develop and implement facilities plans. Review vendor contracts, onsite vendor performance, timely work order completion, and construction related activities. Participate in collaborative space planning efforts with internal resources and user groups. Prepare and monitor annual property budget and other related costs in facility planning. This position will interface with both senior management as well as individual contributors.As a member of our Real Estate and Facilities team, you will assist the building or office manager in all aspects of daily operations. This may include managing Oracles office space and equipment. Ensure adherence to company guidelines, processes and building and safety codes. Obtain, review and estimate design costs including equipment, installation, labor, materials, and preparation. Prepare annual budget. Conduct benchmarking.Job duties are varied and complex utilizing independent judgment. May have project lead role. Applies professional, technical, and operational depth and experience to continuously improve service quality. Excellent communication and decision making skills. Familiarity with email and MS Office applications is essential. Willing to function as after- hours contact for facilities emergencies and be accessible via phone or pager. Roles & Responsibilities:-
  • Managing OFSS Mumbai Facility functions, Engineering & Maintenance & coordinate for all facility related functions
  • Provide coverage for the Sr. Facility manager is not present & Plan and manage the budgets for Engineering & Operational contracts.
  • Prepare planned preventive maintenance schedules for all critical equipment.
  • Developing the standard operating procedures manuals & Provide specialist advice to the technical team as and when required.
  • Carry out Technical Audits for all installations at periodical intervals;
  • Analyze call outs to understand trends; undertake strategic initiatives to minimize the same.
  • Support Sr. Manager in the contingency plan to deal with emergencies
  • Conduct critical spare audit for all critical vendor to make sure they are maintaining the inventory at their end as a part of AMC SLA
  • Prepares product reports by collecting, analyzing, and summarizing information and trends.
  • Provides & maintain engineering information of equipment for future reference & answering Audit questions and requests.
  • Maintains product and Compliance of equipment with state & local corporation regulations.
  • Ensuring that installation and operations conform to standards and preparing electrical systems specifications, technical drawings or topographical maps
  • Preparing specifications for purchases of electrical equipment and materials and performance assessment of vendors.
  • He will be responsible for all technical support to all offices of OFSS in Mumbai region and if required for other regions as well per Snr. Manager s directions.
  • Support Sr. Manager in preparing the management reports and any other related activities
Required Skills:
  • Minimum 6-10 Years of relevant experience in facilities management
  • Preferably an Electrical/Mechanical Engineer
  • Experience in corporate real estate or commercial office property management
  • Should be well versed with MS Office & Should be fluent in English (spoken & written)
  • Should have worked in technical specialized position with reputed firms earlier
  • Having Good Knowledge of AutoCAD software operations
  • Experience in Planning and manage the budgets for Engineering & Operational contracts.
  • Experience in Preparing the job descriptions of all technical staff and support them in their day today functions
  • Experience in Preparing planned preventive maintenance schedules for all critical equipment.
