Job Description

Roles and ResponsibilitiesJob PurposeProperty is taken as a collateral security under various Business functions in the Bank. We have various product bouquet within the Bank managed by respective credit team. Credit Strategy team is responsible for right product offering along with portfolio monitoring as the major KRA , alongwith cascading, & implementation of policies to balance Risk and Business needs. Area / Regional Technical Mangers are part of Credit strategy teams in various locations across the country who support credit and Business functions across verticals in ensuring that right collateral and valuation are accepted within the Bank. The purpose of this position is to built up synergies within the Technical vertical and credit teams in the locations. This position will be responsible to drive, monitor policy changes and its impact on the portfolio in consultation with the Regional technical teams. The position will also monitor key property aspects within the Portfolio and provide inputs to the regional teams. Additionally the Turbulence we have seen on the commercial Rentals and real estate we need to have a dedicated resource to manage the LARR book which is now 6000+ crs.1. Ensuring adherence to the Policy/ Procedures by the Line Credit Function ( For Loan against rent receivables (LARR) & various collateral related policies)

  • Preparation of Notes / Policies to be rolled out to the Underwriting Team Pan India
  • Clarifying the stand on Policies to Line on an ongoing basis (For LARR).
  • Preparation of various reports, maintenance of E-assets guru with updated policy and publishing portfolio MIS Compilation and extraction of data for various analysis and put them in structured way for meaning full interpretation
  • Publishing monthly newsletter and following with Line on various reports / data / deliverables and then follow up for improvisation
  • Portfolio analysis on Lessee/Lessor Industry, Lessee Category, Escrow Non-Adherence, Delinquent & Bounce data
  • 2. Identification of Early warning Risk Indicators through monitoring Triggers and Periodic review of Portfolio at various parameters (For LARR & various collateral Management aspects.)
  • Monitoring various triggers as mentioned in LPOs and other schemes and update, follow with Line Credit / sales for adherence / exceptions
  • Regular monitoring of Risk Triggers set against each programs.
  • Tracking disbursement on various cuts to ensure sourcing quality.
  • Quantifying major parameters for objective monitoring of portfolio quality.
  • Monitor and Track escrow Non-adherence in the utility, liaison with business/credit for resolution (for LARR accounts).
  • Monitor Lessee vacation status through physical visits by FI agencies (for LARR)
  • Ensure completion of call memos and track lessee vacated and escrow non-adherence with regards to call memos. (for LARR)
  • 3. Initiation and monitoring of corrective action plans for the burst Triggers through suggestion and changes(larr & collateral Management aspects)
  • Modification of approval matrix.
  • Follow up with sales / credit on sourcing correction
  • Identifying and reporting the key trends in various markets - in case of high delinquency, engage in first level dialogue and identify the erring segments
  • 4. Ensuring that the corrective plans results in maintaining Net Credit Losses within the budgeted level
  • Discontinuing policies and campaigns/programs contributing to higher losses.
  • See through the unplanned growth in any geography which is affecting the portfolio quality and put preventive course of action well in advance
  • 5. Timely revert on Out of Policy deviations raised to the Policy Unit by Line sales and Credit ( For LARR Portfolio).
  • Delegation of high incidence deviations to line teams
  • Weeding out irrelevant deviations
  • Ensuring Policies as laid out are implemented with true spirit in association with PAR Team
  • Model testing before all new roll outs in the system and ensuring the maximum deviations are automatically triggered in front end system 6- Central monitoring on Key collateral management aspects.
  • Monthly Newsletter on Key Real estate nuances.
  • quarterly news letter on portfolio monitoring matrics.
  • Maintain & monitor property price Index across geographies, & drive key action points with Regional technical teams.
  • Revaluation of Assets- co-ordinate with credit team, Analysis of reports, ensure closure of action points with the Regional credit and Technical managers.
  • Review and Monitor property score cards alongwith regional teams.
  • 7- Monitor quality of Valuation -vendors -
  • Analise cross audits / dual valuations reports and monitoring quality of valuers .
  • PAR on valuation reports.
  • Ensure termination of inconsistent valuers with high error rates.
  • working closely with CIC teams on identifying inconsistent vendors.
  • Candidate Profile
  • Minimum experience in years 12 -14 yrs. in Credit underwriting / Credit policy/ Real estate exposure
  • Exposure to Banking preferable
  • Credit and Risk understating of Real estate markets
  • Banking Product & Process Knowledge
  • Knowledge of Competition & Current trends in financial and real estate Industry.
  • Should have strong analytical skills with eye for detailing and have strong process management skills.
  • Must also have strong presentation and communication skill ,
