Oversees building services and the leasing of building space for various locations and subsidiaries. Coordinates alterations to and construction projects on the building. Recommends policy and procedural changes related to building maintenance. The Facilities Management function specializes in performing light maintenance work and repairs.Uses specific knowledge of a discipline to achieve goals through own work. Has specific knowledge or expertise typically gained through formal education or equivalent experience. Uses expertise to provide guidance to others as a project manager or consultant. Requires working knowledge and experience in own job discipline. Continues to build knowledge of the company, processes and clients. Performs a range of assignments related to job discipline. Uses prescribed guidelines or policies in analyzing situations. Receives a moderate level of guidance and direction.The key responsibilities of the role include: Major Duties 1. Manages the 3rd party FM service provider that provides the following list of services or self manages the contracting of these services: a. Manages all building and equipment maintenance issues. b. Contracts with and manages outside services to maintain the facility. c. Coordinates installation, maintenance, and renewal agreements with various vendors handling critical equipments like UPS , transformers etc. d. Initiates corrective action in the event of heating, air conditioning, lighting, and structural problems. e. Coordinates the disaster recovery planning and implementation processes for the facilities managed.2. Prepares and manages full budget for assigned facility3. Meets with LL where applicable on all issues and required information4. Meets with Managing Director on a regular basis to insure all needs of the facility and it s inhabitants are being met.5. Prepares and presents reports to management regarding the building services function.6. Coordinates alterations to and construction projects on the buildings.7. Recommends policy and procedural changes related to building maintenance.8. Interacts with all levels throughout the bank and outside contractors for building services9. Solves problems in straightforward situations10. Analyzes possible solutions using technical experience and judgment and precedents11. Impacts quality of own work and the work of others on the team12. Works within guidelines and policies to solves complex problems13. Takes a new perspective on existing solutions14. Exercises judgment based on the analysis of multiple sources of information15. Impacts a range of customer, operational, project or service activities within own team and other related teams16. Works within broad guidelines and policiesKnowledge/Skills Knowledge of building operations and facilities management usually acquired through formal education and experience is required to oversee the function and coordinate projects.Leadership and organizational skills are required to determine resources needed.Ability to present information to Leadership/management in a way that is easily understoodGood presentation prep and presentation skills.Negotiation and decision making skills are necessary to maintain relationships with the various vendors.Requires expanded conceptual knowledge in own job discipline Understands key business drivers; uses this understanding to accomplish own workExplains complex information to others in straightforward situationsCertifications:- MCR , FMP preferred.Experience Required 10-11 years facilities management, building operations experience.
