Reporting to: Head of Real Estate About the team and position: The Expansion Team is in charge of developing and implementing companys forward-looking growth plans, they have to strategize which markets to grow into and when, and then have to leverage a variety of channels, including brokers to source options. The team then needs to curate these options, from finance, demand, accessibility, efficiency, and infrastructure perspectives. This work will require deep amounts of engagement with related teams, namely architecture design, construction and project management. What you will do: Build a robust pipeline of options in the markets of interest using brokers and other channels Conduct site visits with channel partners/ consultants; lead meetings with potential landlord partners Conduct thorough due diligence of the property with support from other teams to gauge the feasibility of potential options. Prepare qualitative analysis of frontrunner options to drive internal decision-making. Oversee term sheet and lease negotiations; ensure advantageous terms; deal structuring, lease agreement finalization, and signing Ensure smooth coordination with internal legal, finance, design and project management teams Negotiate favorable terms with the landlord that are suitable for our needs (applying the necessary criteria to all chosen properties Who you are: You are a natural business builder and networker who can ensure excellent hub selection by leveraging relationships and analytics (demographic and transportation studies, comparables, market research, and competitor landscape) You are comfortable working across teams to drive property expansions and have a knack for prioritizing a diverse workload to achieve common goals. You are someone worked in the real estate industry both on the buyer and supplier side. What you will need: 3-10 years of experience in commercial real estate leasing/ acquisitions/ investments Familiarity with financial modeling, lease cash flow models and quantitative analysis -, especially in Excel. Impeccable and concise communication and presentation skills, verbal and written The breadth of knowledge in end to end deal negotiation, structure solid real estate transactions, and its execution. Strong negotiations skills and understanding of commercial real estate. Teamwork, cooperation, and ability to work across departments. Highly resourceful problem solver and a quick learner. Demonstrated ability to consistently meet goals and deadlines by closing deals.
